I look in the editor and I see this…Curb Appeal: single-listing.php
Exactly. That file is overriding the included templates and needs to be deleted.

If I use this WP Listings Templates Pack from Agent Evolution, do I still have to delete Curb Appeal: single-listing.php?
Delete it via FTP. Yes, delete the archive-listing.php as well. This does not affect the Premium single listing templates purchased from Agent Evolution as those are separate files and only used when selected by the user in the Edit Listing screen.
