BB For Registered/Logged-In Users Only?

I’m developing a site for our condo community. We want to restrict our FORUMS section only (using BB) to residents who are registered users. We want only residents, once they register and log in, to be able to see discussion topics and to post their views. We do NOT want any visitor to our website to see or to take part in our internal discussions and debates amongst our condo owners. How is this accomplished?
