why should i make a custom page and not just a simple page?

I don’t understand what do you mean by saying “build a rooms template”.
Should i made it all with Posts Instead of pages?
It will be good idea if i make for every room a page…
…and then in one page make with HTML divs for every one room that links to each page? :S
