I think, for you, it is better to build a custom single listing page. In that way, you’ll have access to the Page Options of your theme and get rid of the header/menu.

I tried that but it still won’t work. I can option off the header on the page options for my theme, but the single listings page that is ‘generated’ still has the header. It seems that the single listing is ‘generated’ on the fly and does not have the page id of the custom single listings page.
