The error you mentioned is actually a warning sign caused by a wrong CSS and it is in our roadmap to fix that. I would suggest you to remove any CSS you have placed. Please get back to me, in-case of any query.

Unfortunately, even without custom CSS it doesn’t work. I have the impression that it doesn’t want to load content that is not in the viewport.
I moved the items that load correctly below the ones that don’t and same problem.

I’ve had a look at the video (thanks for that!!)
First: The “Invalid CSS” error is actually debug output that I forgot to comment out in the previous release. Though it looks severe, it does not impact any functionality or layout of your website at all…
The actual problem with Popup contents not being displayed has a different reason: I think the modules inside the Popup have a Divi Animation, right?
Divi triggers those animations when an element scrolls into view. However, Popups are not scrolled into view, but they are assigned a fixed position; they also have some other technical differences from normal Divi content.
When you open the dev-console, the window is resized, which triggers Divis’ “animation-check” which results in the Modules fading into view.
TL;DR; Try to remove all animations from Modules/Rows inside the Popup. This should resolve the issue for you.
