You haven’t provided quite enough information about your site to be able to know for sure what’s going on, but I’ll take a educated guess.
Are you running the Advanced Custom Fields plugin? If so, you’re able to add field groups to specific page templates, so renaming the template would get the exact behaviour you’re seeing.
If this is the case, you can modify the logic under the Custom Fields menu in the Dashboard.

The fact that you have “Products” under screen options on the working template file leads me to believe you’re using an ecommerce or shopping cart plugin…..is this correct?
Many of those types of plugins are coded to work with a specific template in order to display products and product-options, so the plugin is likely not recognizing YOUR custom template.
If this is the case, you should post your question in the support forum for the plugin, they should be able to help you customize a template to work with the plugin.
Shawn! 10/10 mate for guessing that one. I found the Custom Fields link down the left and bam it’s all sorted!
Here’s a little screen shot to show what I had to do. Simply a new rule.
