Booking calendar…I have a question

I have a question in relation to a client of mine that has a a guesthouse. They have some requirements. Any thoughts on what plugin could help me would be great. See their requirements below:

At the moment we are getting at least 10/15 e-mails a day and about 90% of these are enquiring about dates that we are fully booked. We are looking for a booking page that would be linked to our diary in some way – manually would be fine. The guest would firstly select the date or dates they were enquiring about and then the ‘availability’ page would have a description of only the rooms that were available on those dates.

An example would be – someone is looking for a room for 2 people on the 1st of November. If we only have 2 rooms available on that night, all they can see when input the date of the 1st of November is the 2 available rooms. If they tick the box for 1 of these rooms it should take them to our existing enquiry form and an e-mail comes to us in the normal way. Once we confirm another booking for the 1st we should be able to do something to remove that room from the availability page so that the next person who inputs the date of the 1st only sees 1 room available. We would explain on the page somewhere that the information would not be ‘real-time’ but almost!

We don’t need a payment option at this stage but might go down that road at sometime. We prefer to have control over who is booking rather than it be fully automated.
